Velocity Management Group works with accredited investors to identify, vet, close, reposition, operate, and ultimately sell investment real estate assets throughout the Southeastern United States.  Our deal structuring and preferred distribution schedule is competitive with other firms, but we differ in that we maintain a more hands-on approach with respect to the oversight of daily operations and quarterly metrics.  With our hands-on approach we are able to eliminate expenses and operational loading.  We are also more in tune with market conditions and can exit our investments with a greater strategic focus.  VMG investments may contain one or more of the following components:
 

  • Guaranteed Return on Capital (LP)
  • Preferred Return on Capital (LP)
  • Profit Distribution – First Dollars (LP)
  • Back End Split (LP)
 
Typically investors are selected and pooled based on their own threshold for risk and return.  A blend of multiple tolerances enhances the ability of the unit to respond to market conditions and ultimately achieve the highest possible IRR across the investment’s lifecycle.

Below is a sample of some of VMG’s Realized Returns:

  • Acquired 47,000 sq. ft. self storage facility in Sarasota County, FL: $75,000 of upfront capital improvements yielded an end of year one 20% increase in NOI; principals refinanced 100% of original equity investment after one year of ownership; property was sold after a 3 year hold for a 32% IRR.
  • Acquired 241 unit portfolio of three separate apartment properties located in Jacksonville, FL, Orlando, FL and Daytona Beach, FL; acquisition price $12,000,000; immediately resold the assets to local/regional strategic operators for $12,750,000.
  • Acquired 45,000 sq. ft. self storage facility in Macon, GA in latter stages of lease-up: 2.5 acres of land included in acquisition to build up to 30,000 sq. ft. of additional storage units; 17% current annualized cash-on-cash return with significant future upside through the development of additional units.
